THE PROJECT
A GOOD HOME DOESN'T NEED EXCESS.
Vipin Raj Residence was developed around a clear objective — create a complete three-bedroom family home within a carefully controlled budget.
At approximately 1,408 sq.ft., the project focused on efficient planning, simple architectural forms and carefully selected materials rather than decorative complexity.
Every major decision was considered in relation to cost, practicality and long-term usability, allowing the project to remain economical without reducing the expected standard of the finished home.
TBC carried the residence from concept through construction to final key handover between June 2025 and August 2026.

THE APPROACH
ECONOMY BY PLANNING.
Keeping a project economical does not begin by cutting quality at the end of construction.
It begins much earlier — with the size of the house, the complexity of the form, the planning of spaces, the selection of materials and the control of unnecessary work.
Vipin Raj Residence followed that approach from the beginning.
The architecture was kept deliberately simple, while construction and finish decisions were evaluated for their practical value and cost impact.
CONTROLLED CHOICES
SPEND WHERE IT MATTERS.
The project used a restrained finish strategy to control unnecessary cost without making the house feel unfinished or low-standard.
Selections such as gypsum plaster and other cost-conscious construction decisions were used where they offered practical value, while the overall house remained clean, functional and consistent.

TBC handled the project as a connected residential journey — from the initial planning and design decisions through construction, coordination and final handover.
Maintaining cost discipline throughout the project required decisions to remain connected rather than being made independently at different stages.
